It faces due south. It features one main living room complemented by a kitchen and 5 bedrooms on the ground floor. The first floor contains a private flat.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Vineyard and farm<\/h2>\n\n\n\n<p>Two sheds adjoining the house are ideal for storing cultivation equipment in excellent conditions. The farm buildings also include a small office with a wine shop\/tasting room.<\/p>\n\n\n\n<p><strong>The wines are currently vinified by a contractor, and are of superior quality.<\/strong><\/p>\n\n\n\n<p>The cultivation equipment is in excellent condition and regularly renewed. It is perfectly suited to organic farming.<\/p>\n\n\n\n<p><strong>Perched on a plateau of rolled pebbles, comparable to the terroir of Ch\u00e2teauneuf du Pape<\/strong>, this small appellation of just 250 hectares is the closest vineyard in the southern Rh\u00f4ne valley to the papal city of Avignon.<\/p>\n\n\n\n<p>The estate cultivates 24 hectares of vines, of which 21.4 hectares are owned and 2.8 hectares leased. The vineyard is classed AOP C\u00f4tes du Rh\u00f4ne Villages (14.7ha), C\u00f4tes du Rh\u00f4ne (9.3ha) and IGP (0.2ha).<\/p>\n\n\n\n<p><strong>The vineyard has been certified organic for many years.<\/strong> It is very well maintained and the grape varieties are in line with the appellation&#8217;s specifications. The average yield is around 40-45 hl\/ha.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Wine quality and recognition<\/h2>\n\n\n\n<p>The wine is of excellent quality, regularly wins medals in national competitions and is highly rated abroad.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Price&nbsp;incl. agency fees : 1&nbsp;696&nbsp;000 euros<\/strong><\/li>\n\n\n\n<li>Stock and standing crop to be added.<\/li>\n\n\n\n<li>Price excl. agency fees :&nbsp; 1 600 000 euros<\/li>\n\n\n\n<li>Agency fees of 5% excl.
