Avant le Covid, un tiers de client\u00e8le \u00e9tait \u00e9trang\u00e8re, un tiers compos\u00e9 de Fran\u00e7ais \u00ab n\u00e9ophytes et un tiers issu de la fili\u00e8re viti-vinicoles des maisons type Castel, Grand Chais de France, Marcel Guigal, Maison Chapoutier\u2026). Depuis le Covid, je n\u2019ai plus d\u2019\u00e9trangers du fait des restrictions de d\u00e9placements. Quant aux n\u00e9gociants, ceux qui \u00e9voluaient uniquement dans l\u2019h\u00f4tellerie-restauration ont beaucoup souffert, cette client\u00e8le a donc \u00e9t\u00e9 moins active. Le march\u00e9 a donc \u00e9t\u00e9 port\u00e9 par les Fran\u00e7ais, les grandes fortunes et les entrepreneurs qui investissent dans le cadre du \u00ab r\u00e9emploi \u00bb (lors de la revente de leur entreprise, ils disposent de deux ans pour r\u00e9employer ce capital \u00e0 hauteur de 60\u2009% afin d\u2019\u00e9viter certains imp\u00f4ts li\u00e9s aux plus-values). Pour ceux-l\u00e0, le domaine agricole est devenu un secteur de pr\u00e9dilection. Plusieurs transactions sont en cours, avec des budgets cons\u00e9quents de plus de 10 millions d\u2019euros. Nous sommes dans une p\u00e9riode assez rare o\u00f9 la demande et l\u2019offre sont assez \u00e9quilibr\u00e9es, permettant de mener \u00e0 bien les <a href=\"https:\/\/www.wineobjectives.com\/fr\/expertise\/transaction-domaines-viticoles\/\">transactions<\/a>.<\/p>\n<h2>Quelles sont les zones les plus actives et les prix moyens ?<\/h2>\n<p><strong>A.D. :<\/strong> Je constate que vu le profil moyen des acheteurs actuels, le prix le moins \u00e9lev\u00e9 n\u2019est pas un argument. De nombreux clients sont attir\u00e9s par la Provence, o\u00f9 les prix sont de 100 000 euros l\u2019hectare en moyenne, hors zone littoral (on atteint les 250 \u00e0 300 000 euros en Bandol). Les clients y disposent souvent d\u00e9j\u00e0 d\u2019un r\u00e9seau relationnel et la valeur immobili\u00e8re est rassurante. Il s\u2019agit de la zone la plus dynamique en ce qui me concerne. La vall\u00e9e du Rh\u00f4ne est aussi active, mais il est clair que les transactions sont variables. C\u00f4te-R\u00f4tie ne compte que 130 hectares, en Ch\u00e2teauneuf-du-Pape, les prix vont jusqu\u2019\u00e0 600 000 \u20ac\/ha, ou 300 000 en Gigondas, ce qui est \u00e9videmment bien diff\u00e9rent du Languedoc Roussillon o\u00f9 les transactions se situent g\u00e9n\u00e9ralement entre 1 et 4 millions d\u2019euros. En termes de financement, les banques sont assez ouvertes, mais \u00e0 hauteur de 20 \u00e0 30% du besoin global, pas plus.<\/p>\n<h2>Certains clients jettent-ils l\u2019\u00e9ponge rapidement apr\u00e8s un achat ?<\/h2>\n<p><strong>A.D. :<\/strong> Il peut y avoir un divorce qui provoque une revente, mais globalement le cycle est plut\u00f4t de dix \u00e0 quinze ans. Un entrepreneur vend sa soci\u00e9t\u00e9 vers 55 ans, ouvre une belle page de sa vie dans le vin, et s\u2019il n\u2019y a pas de reprise familiale, il revend vers les 70 ans. Plus pr\u00e9cis\u00e9ment, la commercialisation est souvent la pierre d\u2019achoppement, notamment \u00e0 l\u2019international o\u00f9 la concurrence est rude.<\/p>\n<h2>Vous \u00eates sur ce march\u00e9 depuis 22 ans, votre secret ?<\/h2>\n<p><strong>A.D. :<\/strong> S\u2019il y a un point sur lequel j\u2019insiste, c\u2019est la confidentialit\u00e9.
