The estate is located in a secluded setting whilst being just 15 km from the center of Avignon and the TGV train station with a direct line to Paris. It is situated on the outskirts of an attractive village with all amenities. The housing and farm buildings are found at the heart of the property surrounded by the estate’s 23 ha of vines.
Under the shade of one hundred year old plane trees, the house is south-facing and offers beautiful views over the vineyards and the surrounding countryside. The house covers 350 m² of living space over two levels and open out on one side on to a park with large swimming pool and pool house.
Two holiday cottages are located at the main gateway, set apart from the main house. The cottages are in excellent condition, having been renovated in recent years, and, opening out directly on to the vineyards, would lend themselves perfectly to a wine tourism project.
The housing includes a staff/caretaker’s apartment.
The winery has a total capacity of around 1 700 hl in cement and stainless steel tanks. The winery is very well equipped (crusher/de-stemmer, 30 hl pneumatic press, harvest heat-exchange unit, temperature control…).
The top wines are aged in 225 l Bordeaux oak barrels.
The winery buildings include an air-conditioned warehouse and an attractive tasting room/ shop.
The 23.5 ha vineyard is classed for the greater part in AOP Côtes du Rhône Villages.
The vineyards are planted on exceptional high quality rolled pebble soil from the quaternary era.
The vines are organically farmed.
They are in good general condition, however approximately 6 ha would need to be restructured in the next few years.
