This authentic L-shaped bastide offers over 350m² of living space. It has been tastefully renovated to a high standard in recent years. One wing is entirely dedicated to the bed and breakfast activity, as are the two gîtes, which are located near a beautiful swimming pool with pool-house.
Characteristics of this property
The buildings form a private enclosed courtyard which provides privacy for the owner’s living space. The end of one wing of the bastide has yet to be renovated. An area of over 150m² could be rehabilitated to develop a gîte or seminar activity or simply to extend the bastide.
The winery has a capacity of almost 3000hl, predominantly in concrete and stainless steel vats. A range of temperature-controlled stainless steel vats is located outside the winery, complemented by a lined concrete vat room inside. The ageing cellar is made up of several bays, enabling barrel ageing, bottling and storage of the packaged wines.
The winery is well equipped and the production facilities have a completely separate entrance that does not encroach on the residential areas.
The grape varieties planted are strongly oriented towards the production of red wine and today 87% of the vineyard is planted with Syrah (55%) and Grenache (32%). The vineyard is located on the border of two quality appellations. 55% of the vineyard, or 15 ha, is planted in AOP Grignan les Adhémar and 48% of the vineyard, or 14 ha, is planted in AOP Côtes du Rhône Villages.
